How much does it cost to rent?

After the excitement of finding the perfect pad your mood may slump with the horror of endless paperwork and forms to sign.  However it doesn’t need to be this way.  At Naylor Powell we will guide you through the whole process. 

 

It’s very important to remember that what may seem like a lot of jargon is there to legally protect both you and the landlord…another benefit of renting through an agency. 

 

First things First…

Now you have found the property you want to rent you are required to pay a non-refundable administration charge.  This holds the property subject to contract and satisfactory references.  This does not in any way form a contract or form any obligation upon the Landlord or Naylor Powell.

The Tenancy Application

The application forms or a link to them will normally be emailed to you.  Hard copies are available if requested.  Once completed and returned your application is then submitted to our referencing agency.  When completing the forms please ensure that you have all telephone numbers, fax numbers and email addresses of referee’s as failure to complete in its entirety can delay the process.

As soon as we receive a reply from the credit referencing agency we will let you know the result and aim to confirm the moving in date.  You are required to take up occupation of the tenancy within 2 weeks of satisfactory references unless agreed otherwise.

Pets Clause

Pets are only permitted in properties if it has been agreed by the Landlord. An additional deposit may be required, this is typically £150 per pet.  You will also be required to have carpets professionally cleaned and provide proof of this at the end of the tenancy.

 

Move in day

We will book a day and time for you to come to the relevant branch and sign your tenancy agreements and all other associated documents such as standing order mandates.

 

You will need to pay:-

  • The deposit - this is typically £100 more than the rent.  For example if the rent is £500 the deposit will be £600.  This is clearly shown on the property particulars.
  • Rent in advance - this will be one month’s rent unless otherwise agreed.

 

You will need to bring with you:-             

  • The bank details that you will be paying the rent from, including the full address of the branch.
  • Two forms of identification.  At least one must be photographic such as a passport or driving licence.  Utility bills are acceptable as the second form but they must be no more than three months old.
  • Proof of Insurance.  Under the terms of the tenancy you are required to protect against accidental damage caused by you to the property, contents, fixtures or fittings. Please ask a member of our team if you require more information.

 

Key Collection

After you have signed all of the relevant documentation and paid all fees we will hand keys over and any parking permits if required.  We are only required to give one full set of keys and you may need to have more cut, however if we are provided with more we will hand over what is available.  We will also give you the inventory and schedule of condition. You are required to check through this document and return it to us signed within 48 hours of moving in.

 

Utilities

Naylor Powell will notify the electricity supplier, gas supplier, water supplier and council tax when you take up occupation.  You will be responsible for paying these accounts for the duration of your tenancy.  For your own peace of mind we would suggest you also contact the suppliers after you have moved in to ensure the accounts are correctly set up.

 

Rental Payments

Part of the move in process will require you to complete a standing order mandate to pay your rent each month.  The rent will be payable on the same date that you move in unless agreed prior to taking up your tenancy.  For example if you move in on the 5th your standing order will be for the 5th each month.  The payment date cannot be changed after the tenancy has started.

 

Your Deposit

Your deposit will be held by Naylor Powell as a stakeholder.  Further information about this is available in your tenancy agreement.  Naylor Powell register all deposits with The Dispute Service, you will receive a certificate stating this shortly after you have moved in.  If your property is not managed by Naylor Powell the landlord may choose to protect the deposit with another scheme, but you should receive written confirmation of this shortly after moving in.

 

Television and Telephone

If you are moving into a property that has not had a telephone line or television aerial previously connected you will be responsible for the connection costs.
